Tempered Safety Glass in Miami: Code Requirements and Repair Guide

Tempered glass is one of the most commonly misunderstood glass types in residential and commercial construction. Many Miami property owners don’t know which of their windows and glass installations are required by Florida building code to use tempered glass — until something breaks and they need to replace it. Getting the specification wrong can result in a code violation, insurance coverage problems, and most importantly, a safety hazard. What Is Tempered Glass and How Is It Made?

Tempered glass — also called toughened glass — is standard glass that has been subjected to a controlled thermal or chemical treatment that dramatically increases its strength and changes the way it breaks. The tempering process involves heating the glass to approximately 620°C (1,148°F) and then rapidly cooling it with forced air. This creates internal compression stress in the glass that makes it 4–5 times stronger than equivalent annealed (standard) glass.

The critical safety feature of tempered glass is what happens when it breaks: instead of fracturing into large, sharp-edged shards like standard glass, tempered glass shatters into small, roughly cuboidal fragments with relatively dull edges. This “safe break” pattern dramatically reduces the injury risk compared to standard glass breakage and is the reason Florida building code requires tempered glass in locations where human impact is most likely.

One important consequence of tempered glass: once tempered, it cannot be cut, drilled, or modified. All cutting, drilling, and edge finishing must happen before tempering. This means tempered glass must be ordered or cut to the final installation size — it cannot be modified on-site. Where Florida Building Code Requires Tempered Glass in Miami Properties

Florida Building Code Section 2406 specifies the locations where safety glazing (tempered or laminated glass) is mandatory. Miami-Dade’s additional requirements add further specifications for the HVHZ. Here are the locations where tempered glass is required:

Sliding Glass Doors

All sliding glass door panels — regardless of size or location — must be tempered safety glass. This is one of the most commonly violated requirements in older Miami residential properties, where original sliding doors may have been replaced with standard glass during previous non-permitted repairs. Shower and Bathtub Enclosures

All glass in shower enclosures, shower doors, bathtub enclosures, and bathtub doors must be tempered or laminated safety glass. This includes fixed glass panels, hinged doors, and bypass sliding doors. The minimum thickness for shower enclosure glass under Florida code is 3/16″ for fully framed systems and 3/8″ for frameless systems.

Glass Near Doors

Glass panels (sidelights) within 24 inches of a door’s edge and within 60 inches of the floor must be tempered safety glass. This is the most frequently overlooked code requirement in residential glass replacement — many older Miami sidelights contain standard annealed glass that should be tempered. When we replace sidelights, we always verify and install the correct tempered specification.

Glass Near the Floor

Individual glass panels that are larger than 9 square feet and have the bottom edge within 18 inches of the floor must be tempered. This typically affects large glass panels in living areas and bedrooms in modern open-plan Miami homes.

Stairways and Railing Glass

Glass used as infill panels in guardrails and stairway railings must be tempered or laminated safety glass. This includes glass balcony railings — increasingly common in Miami’s high-rise condominiums and luxury homes — which are among the highest-risk locations for glass injury if the wrong specification is installed.

Hazardous Locations in Commercial Buildings

Commercial buildings have additional tempered glass requirements based on occupancy type and location relative to pedestrian traffic areas. Tempered Glass Breakage: What Happens and What to Do

When tempered glass breaks, the stored compression energy is released suddenly, causing the entire panel to shatter simultaneously into thousands of small fragments. This is the correct behavior — but it’s still a startling and potentially injury-causing event if you’re nearby when it happens, and the cleanup is more involved than a standard glass break because the fragments distribute over a wide area.

After a tempered glass break, Miami Glass Rescue recommends:

• Keep everyone out of the affected area until cleanup is complete — glass fragments distribute surprisingly far
• Do not attempt to clean up with a standard household broom — use a shop vacuum and damp paper towels for fragments
• Check carpet, upholstery, and HVAC vents in the area — small tempered glass fragments can travel into these
• Photograph the breakage pattern and location before cleanup if the cause is unclear — spontaneous breakage (rare) versus impact breakage have different patterns

Frameless Glass Shower Door Repair in Miami

Frameless glass shower doors and enclosures are a premium feature in Miami’s luxury residential and hotel markets, and they require specialized expertise to repair correctly. Frameless shower glass uses heavy tempered panels (3/8″ or 1/2″ thick) with minimal metal hardware — hinges, handles, and clips that attach directly to the glass through precise holes drilled before tempering.

When a frameless shower glass panel breaks or a hinge pulls away from the glass, the repair options are: replacing the entire glass panel with a new custom-fabricated tempered piece, or replacing the hardware if the glass itself is intact.
